Selling a house or moving house is amongst the most stressful periods in life according to some sources so it makes sense the make the process as stress free as possible. Like it or not, Home Information Packs are an essential prerequisite in selling a house and as well as providing essential information for potential buyers they are also a legal requirement. After the application and payment has been received for a HIP they usually take approximately 10 working days to be completed; however, the lead time is largely dependant on a number of factors including how quickly the search documents are returned from the Local Authority, search agent or even the drainage company. We will continually monitor your application and do our very best to inform you of any possible delays. Many people enquire about the longetivity of the pack; as long as the property remains on the market there is no need to update the HIP. Even if you are selling your property with advertising as innocuous as a ‘For Sale’ sign in the window you will still need a HIP, failure to acquire a HIP in circumstances such as this will also render the seller liable to Government imposed fines. The only exception to the rule at the time of writing is if a seller was selling to a family member or close friend where no marketing was needed, we would strongly advise you to check for the latest information from your Local Authority. If your property is not registered at the Land Registry we will need to perform a ‘Search of Index Map’ with the land registry after which we will contact you with information regarding the location of documents that prove legal ownership of the property, your mortgage lenders can usually provide or at least point you towards the necessary documentation.
