Home Information Packs Buying & Selling Houses
So, what will be in your HIP?
This is laid down by the CLG, The Department of Communities & Local Government and consists of the compulsory documents. We will compile these for you based on the information you provide in your order form:
1. Contents Page listing all the documents in the Pack
2. A Sale Statement summarising the terms of the sale.
3. An EPC (Energy Performance Certificate) following the visit of a Qualified Domestic Energy Assessor who we will instruct on your behalf. He or she will provide a report on the energy efficiency of your home plus advice on potential energy savings, giving it a rating between A & G (like you see on the side of modern fridges and other large household appliances).
4. Local Standard Searches from your Council and Water Authority, Evidence of Title, which is an official copy of the title if the property is registered or, if not, evidence that one has been sought.
5. Leasehold or Commonhold documents where appropriate.
6. A New Homes Warranty or a report on a home not yet completed.
